Starting a real estate transaction means creating a digital file in a transaction management software or compliance system, regardless of whether you are working with a buyer or seller. We start the process there, working with your specific platform (like Dotloop, Docusign, or Skyslope) to enter your client’s information. We are here to help.

If you are representing the Seller Client…

Our Basic Pre-Listing Service Will:

  • Start the file in the appropriate compliance system and enter seller information

  • Begin MLS Data Form

  • Send South Carolina Disclosure Broker Relationships, Listing Agreement, Seller’s Disclosure Statement (we can format if the brokerage has not), Lead Based Paint (if applicable), Wire Fraud, etc. for signatures

  • Upload to compliance system and submit for review

  • Update the lockbox inventory

  • Create the partial listing in the MLS 

  • Add photos, remarks, and additional documents to the MLS and make the listing Active

  • Add listing to Showing Time (or relevant showing schedule platform)

  • Add any special showing instructions/restrictions and update it in Showing Time

Our Top Producer Pre-Listing Service Will:

Fulfill every task on the Basic Pre-Listing Service AND:

  • Sign and send out all offer rejection letters

  • Schedule Stager

  • Schedule Photographer

  • Send out Emails (Preparing for Showing, Preparing for Photos, Now That You’re Live, Etc.)

Pre-Buyer Support

If you are representing the Buyer prior to the search process…

Our Basic Pre-Contract Service Will:

  • Start file in appropriate compliance system and enter buyer information

  • Send Disclosure Relationships, Buyer Agency Agreement, Wire Fraud, Flood Disclosure, etc. for signatures

  • Upload to compliance system and submit for review

Our Top Producer Pre-Contract Service Will:

Fulfill all tasks associated with the Basic Pre-Contract Service AND:

  • Create and send offers (up to four)

    • Buyer or showing agent fills out the offer form

    • Transaction Coordinator draws up offer, downloads Sellers Disclosure Statement and/or Lead Based Paint and sends all for signatures

    • Transaction Coordinator is provided or requests a photo of the earnest money check and pre-approval letter/POF

    • Transaction Coordinator sends offer, SDS, LBP (if applicable), copy of earnest money check, Pre-Approval letter/POF to listing agent via email, cc’ing buyers’ agent
