Manage all compliance requests and upload both contractual and non-contractual documents to the compliance system.
Add all key dates to the agent’s calendar and send reminders.
Assist in drafting any required addendums (if agreed upon by both parties).
Ensure all party contact information, contractual details, and documents are uploaded to Modern’s management system for easy tracking.
Send contract and introductory emails to attorney, lender (if applicable), listing agent, and clients.
Create and manage a text group for communication.
Schedule inspections and assist the buyer with paying earnest money.
Upload and submit all outstanding documents to the compliance system.
Handle negotiations for repairs, if needed.
Send signed repair addendum to the listing agent with inspection summary and CL-100 attached (if needed).
Send repair response to clients and assist in further negotiations, if necessary.
Help sellers coordinate contractors for agreed-upon repairs (if applicable).
Assist in resolving any title issues (if applicable).
Send clear CL-100 to lender and attorney (if applicable).
Schedule closing and send appraiser’s name and square footage to the listing agent (if applicable).
Gather appraiser's name and square footage for MLS closure (if applicable).
Remind agent of all upcoming deadlines and ensure invoices are paid.
Confirm with the buyer if they require a re-inspection and schedule it (if applicable).
Provide weekly updates to clients regarding lender and title progress.
Add commission information to the compliance system (if applicable).
Gather utility information for the buyer.
Send closing email with utility info and schedule the final walk-through.
Ensure utilities are on and send reminders for personal property agreements to be honored at closing.
Follow up on all repairs that were agreed upon.
Ensure keys, garage door openers, and other key items are transferred from sellers to buyers prior to closing.
Send all repair invoices to clients or other parties to confirm repairs are complete.
Follow up with lender for clear-to-close status (if applicable).
Request and review the settlement statement.

Start the file in the appropriate compliance system and enter seller information.
Begin MLS Data Form and prepare required documents for signature (e.g., South Carolina Disclosure of Brokerage Relationships, Listing Agreement, Seller’s Disclosure, Lead-Based Paint, Wire Fraud).
Upload documents to compliance system for review.
Update lockbox inventory and create a partial listing in the MLS.
Schedule photographer and stager.
Send out relevant emails (Preparing for Showing, Preparing for Photos, Now That You’re Live).
Add photos, remarks, and documents to MLS and activate the listing.
Add listing to ShowingTime and include any special instructions/restrictions.
Sign and send out offer rejection letters (if needed).

Start the file in the appropriate compliance system and enter buyer details.
Send necessary documents (Disclosure of Brokerage Relationships, Buyer Agency Agreement, Wire Fraud, Flood Disclosure) for signatures, and follow up to ensure they are signed.
Create a text group for easy communication (if not done already).
Send emails to clients explaining the buyer process and next steps.
Follow up to ensure all documents are signed and uploaded for review.

Transaction Coordinator prepares offer documents from agent’s form submission, including relevant disclosures (Sellers Disclosure Statement, Lead-Based Paint, etc.).
Review offer for necessary POF or pre-approval letter, requesting them from the agent/client if not provided.
Send offer documents to the agent for review.
Upon approval, send documents to clients for review and signatures.
If requested, TC sends offer and documents to listing agent, cc’ing buyer’s agent.
